Since 2007, Chameleon has worked on London buildings that ask for more than most are prepared to give: tired offices, a Victorian film studio, listed apartments that called for a careful hand. Today we act principally for private families, family offices and corporate clients as their representative on the ground, and we continue to invest selectively alongside them with our own capital.
Having sat on both sides of the table, we understand what it is to have capital at stake. We look after our clients' interests, and their investment, as we would our own.

We act for private clients and family offices as their one point of contact. We appoint the architects, consultants and contractors and hold the centre between them, so you stay informed without carrying the complexity.

A principal-led service from the first brief to the final finishing touches. We help set the budget, programme and quality at the outset, then keep close control of each and report plainly until the project is complete.

We find, fund and deliver our own schemes in the parts of London we know best, from single houses to multi-unit conversions, and work alongside a small circle of private partners.

Every project is different, but the shape is always the same. You get one point of contact at every stage, and a clear view of time, cost and quality throughout.

We appoint the right architects, designers, consultants and contractors for the job, and agree the terms that protect you.

We steer the design, the costs and the planning or listed building consents, so there are no surprises later.

Build
We run the site on your behalf, hold everyone to the programme and the budget, and deal with problems as they come.

Harry Bagot
Founding Partner
Harry’s clients stay. Relationships of that kind are not won by a pitch. They are built by doing what was agreed, saying what a client needs to hear when it is not what they hoped for, and treating their capital with the same care as his own.
He has worked in prime London since 2007, as a principal investing his own capital and as the adviser to whom private families, family offices and companies turn when a project matters. Having held both positions, he understands what is at risk for a client and keeps it in view throughout.
His involvement is personal. Clients deal with Harry directly, from the first conversation to the day the keys are handed over. Responsibility is not delegated, and difficult news is given plainly. That candour is why those who instruct him once so often do so again.
